The Troup Custom Builders 4-Step Renovation, Addition, and Whole Home Transformation Experience
Thoughtfully Planned to Properly Executed
Transforming an existing home requires more than exceptional craftsmanship. It takes thoughtful design, meticulous planning, and a team capable of navigating the complexities of construction.
At Troup Custom Builders, we approach every renovation with a commitment to understanding your vision, addressing the unique challenges of your home, and developing integrated solutions that balance beauty, functionality, and long-term value.
Our structured design-build process brings clarity to complex projects, allowing us to thoughtfully plan every detail before construction begins.
01
Getting Aligned
Initial Project Consultation Call
Every successful transformation begins with a conversation. We'll discuss your vision, the challenges of your existing space, your desired timeline, and anticipated investment.
This initial conversation allows us to establish preliminary investment expectations, understand your priorities, and determine whether our team is the right fit for your project.
02
Exploring Possibilities
Professional On-Site Consultation | $1,500
We can't build without a design, but we can establish a realistic scope and budget before investing in one. The goal of this phase is to give you a clear understanding of the proposed work and anticipated investment. We'll meet at your home to review existing conditions, discuss your goals, take measurements, and evaluate the work involved.
Following our visit, we'll prepare a Conceptual Scope & Budget Proposal that includes:
An outline of the proposed scope of work
A preliminary construction budget
Budget allowances for materials, selections, and details not yet finalized
Once we're aligned on the overall scope and budget, we'll move into preconstruction, where the design, details, and construction pricing are further developed and refined.
The $1,500 consultation fee is due at the time of scheduling and includes both the on-site visit and development of your Conceptual Scope & Budget Proposal. It will be credited toward your payment schedule should you choose to move forward with Troup Custom Builders.
03
Designing the Details
Preconstruction Agreement & Design Development
Once we've agreed on the overall scope and budget, we'll prepare a Proposal that includes a Preconstruction Agreement outlining the services required to fully develop your project, along with their associated costs.
These may include designers, architects, engineers, and other professionals depending on your project's needs.
The goal is to define exactly what we're building and what it will cost before construction begins.
Your proposal and Preconstruction Agreement will include a clearly defined payment schedule, with all preconstruction costs due upon signing. This ensures the necessary design and professional services can begin once the agreement is approved.
Here are the preconstruction costs you can expect to see in your Preconstruction Agreement and Proposal:

Bringing it to Life
Final Proposal & Construction Agreement
With your project's design, scope, and technical details established, we'll present a comprehensive construction proposal outlining the anticipated investment, specifications, and construction timeline.
We'll walk through the proposal together, answer your questions, and ensure you have a clear understanding of the project before moving forward.
Once the construction agreement is finalized, our dedicated team transitions into construction, bringing the same attention to detail, craftsmanship, and communication that defined the planning process.
FAQs
-
Our renovation, addition, and whole-home transformation projects typically begin around $250,000, with most comprehensive projects ranging from $400,000 to $750,000 or more.
-
Consultations should offer real value.
We're not simply coming to your home to take measurements and provide a number. We're there to listen, evaluate your space, identify potential challenges, explore solutions, and have honest conversations about what's possible.
We dedicate meaningful time, experience, and attention to your project from the very first visit because the planning process deserves the same level of care as the construction itself.
-
Renovations are complex, and the details matter. Preconstruction is where we work through design decisions, structural challenges, material selections, and realistic costs before the first hammer swings.
It's about eliminating as much guesswork as possible, preventing avoidable surprises, and making sure everyone knows exactly what we're building before we start.
-
Existing homes can conceal conditions that aren't visible until construction begins, including structural deficiencies, outdated systems, or unforeseen damage.
When unexpected conditions arise that are outside of our finalized scope of work, we address them through clearly defined change orders that outline the necessary work, associated costs, and any impact on the schedule before moving forward.
-
Not at all! Many of our clients come to us with ideas, inspiration, and a vision for how they'd like their home to function.
Our design-build approach allows us to guide the planning process and coordinate architectural and engineering professionals when required.
If you already have completed plans, we're happy to review them and discuss the next steps.
-
Preconstruction services are customized to the needs of each project and may include conceptual design, space planning, 3D renderings, architectural and engineering coordination, material selections, trade consultations, permitting coordination, and detailed construction pricing development.
Your preconstruction agreement will clearly define the services and deliverables included in your project.
-
Depending on the scope of your renovation, remaining in your home during construction may be possible.
However, extensive renovations involving major structural modifications, essential utilities, kitchens, bathrooms, or multiple living areas may require temporary accommodations. We are capable of facilitating the moving and storage of your belongings during construction.
We'll discuss construction logistics and potential disruptions during the planning process so you can prepare accordingly.
-
We believe an exceptional construction experience begins with the people responsible for delivering it.
Rather than relying exclusively on rotating subcontractors, we've invested in developing an in-house, career-oriented team of carpenters who understand our standards, craftsmanship, and expectations.
Combined with our structured design-build process, this approach provides greater consistency, accountability, and continuity throughout your project.
From initial planning through the final details, our goal is to deliver not only an exceptional finished space, but a construction experience built on trust, communication, and genuine pride in our work.
